Advanced Home Inspections Pennsylvania FAQs

Have an inspection-related question? We have the answer. Check out these FAQs and give us a call today for more information!

  • Why do I need to get an inspection?

Home inspections are done to provide buyers insight into the safety and functionality of the many components of a house. They also let a lending agency know if a structure is worth their investment.

  • What is actually inspected?

A visual inspection of the entire house and its accessible components is completed. The inspector works from the outside to the inside and from the top to the bottom of a property.

  • Why should I hire Advanced Home Inspections Pennsylvania to perform my inspection?

Advanced Home Inspections Pennsylvania uses the latest technology to give a complete evaluation of your potential investment. Thermal imaging, drones, and RadonEye are some of the high-tech tools used to provide you with thorough information. Home inspections usually all follow the same standards of practice. However, Advanced Home Inspections Pennsylvania is a member of the International Association of Certified Home Inspectors (InterNACHI), the world's largest association of home inspectors, and we strive to exceed the minimum standards to provide you with better service.

  • Is there more than one type of inspection?

All residential inspections should be uniform in what they cover, but there are ancillary services such as radon, wood destroying organisms, well, septic, water etc. These can all be added to the residential inspection.

  • How much does a residential inspection cost?

    Homeowner/Seller Inspection: $250 + .04/sq.ft. + $25/25 years of age beginning at 2001

    Residential Inspection: $500 + .04/sq.ft. + $2/year of age

    Manufactured Home Inspection: $400

    Water Quality: $150

    Radon: $100

    Wood Destroying Organisms: $125

    Electrical: $300

    Mold: $165

    Sewer Scope: $300

    Dye Test: $100

    Full Septic: Call for price

*Prices may vary according to promotions, packages, and discount offers.

  • How long will the inspection take to complete?

Two and a half hours is generally the amount of time allocated for a residential inspection.

  • Do I need to be there when the inspection is being done?

Your presence at the home inspection is not required. However, it is preferred.

  • How long will I have to wait before getting the inspection report?

Advanced Home Inspections Pennsylvania is proud of our policy to get your residential home inspection report emailed to you the same day the inspection is done.

  • How do the red flags in a report affect my buying this house?

Any concern identified in a report is listed because it is either unsafe or because something is not functioning as it should. Often, a lending agency will want the safety issues to be remedied before the closing. However, inspectors work separately from lenders and follow the standards of practice for residential inspections.
